Port Ludlow Beach club & LMC Amenities

All lot owners (with or without homes) in the North Bay area of the Port Ludlow Master Planned Resort belong to the same property owners association: the Ludlow Maintenance Commission (LMC). Membership in the LMC, along with the accompanying rights and responsibilities, is automatically included as part of purchasing property within the LMC boundaires. One of the rights that accompanies LMC membership is the use of the Beach Club along with all its amenities.

The Beach Club is located just north of the marina. Some of the facilities in the Beach Club complex which are maintained by the LMC for the benefit of the members are:
  • indoor pool with a spa
  • saunas
  • outdoor pool (open from Memorial Day to Labor Day)
  • exercise room with equipment
  • indoor squash court
  • outdoor tennis courts
  • outdoor barbeque area
  • large meeting room with a piano and kitchenette
  • several smaller meeting rooms
  • bridge deck building, with lending library
The Beach Club sponsors some organized activites for LMC members, such as the free aqua-aerobics classes that run year-round, and the hula classes that are held seasonally for a small fee per class.

In addition to the Beach Club, the LMC maintains about 40 acres of greenbelts plus Kehele Park (located in the hills above the Beach Club, on Pioneer). Kehele Park is a nice large grassy area with additional tennis courts, a barbeque area, and a children's playground.

Beach Club meeting rooms and some LMC facilities may be reserved by residents on a first-come, first-serve basis. In some cases, depending on the room, a cleanup fee may be required. The Beach Club facilities may also be rented by nonmembers who wish to hold a conference or meetings in Port Ludlow.

Members of the LMC pay annual dues for the maintenance of the common assets. They are due in January each year, and go up a little bit each year; increases are limited by the bylaws. For 2007, LMC annual dues were $421.71.

The LMC dues are kept low because of the generosity of the members who volunteer their time to run the organization. The club employs a general manager and staff, but the board of trustees and all the committees are staffed by volunteer members.

LMC general meetings are open to all LMC members, and members are encouraged to attend. Some of the committees which regularly report at the general meetings are:

  • Architectural Control
  • Communications
  • Covenants & Regulations
  • Finance
  • Greenbelt
  • Operations
